Inspections cover all readily accessible areas of the home and focus on the condition of systems and components relative to general maintenance, structural integrity, occupant health and safe usage. The report provided describes the systems and components inspected which are significantly deficient or near the end of their service lives, in the professional opinion of the inspector. If not self-evident, report includes an explanation of the potential causes of the deficiencies and recommended corrective actions.

Radon Testing

Radon is a naturally occurring radioactive gas found in all 50 states. This colorless, odorless and tasteless gas is the product of uranium decay in soil and is present inside homes, and outside in the natural environment. Because of the nature of some buildings (homes), and their geographic location, the progeny of radon gas can build up inside a home potentially causing a high risk of lung cancer. The EPA (Environmental Protection Agency) has issued guidelines to help minimize this risk.

As Certified  Indoor Air Consultants Breen & Associates can test your home environment for this Radon progeny, determining your homes risk factor, and in turn – helping you better understand the inside environment in which you live. The good news is that even if your home is found to have higher than accepted EPA levels: all homes can be brought down below this threshold. But, before you can do this – you first you need to test what level of radon (if any) that you are living with. Making your home – a safer home!

Water Testing

If your home is serviced by a private well Breen & Associates can provide you the water testing services to help determine the exact content of your water system. The scope of testing varies from a simple bacteria and coliform analysis to the full mineral spectrum. NOTE: some financing (FHA/VA) require testing on all private potable water systems before closing. Allow a minimum of 24 to 36 hours for sample results.

Pest Inspection

Although a pest inspection is commonly thought of as a termite inspection the Black Hills region generally is not conducive for termites, or wood boring ants. Breen & Associates investigates in those readily accessible areas for signs of other common pests. Even when, at the time of inspection, no signs may be visible – our report will reference any area in and around the structure that might promote infestations.
